Plano Emerges as a Home-Buying Standout
Plano ranked No. 6 on the 2026 homebuying list, with 290.6K residents, underscoring its scale and visibility for buyers considering Texas cities.
Plano grew into much more than a bedroom community, offering a more complete local lifestyle north of Dallas for households seeking convenience near work.
Major mixed-use districts bring restaurants, shopping, offices, and entertainment close to residential neighborhoods, helping buyers find daily amenities without giving up nearby housing choices.
Highly rated public schools stand out as a major draw for families, adding another practical reason Plano remains attractive for buyers planning long-term roots.
Buying in Plano also keeps Dallas and the broader regional job market within easy reach, pairing neighborhood-focused living with access to a wider economy. -
U.S. housing markets where homes sell fastest and slowest in 2026
The U.S. housing market shows stark regional contrasts in 2026. Texas metros face slow sales with long market times and high inventory, leading to frequent price cuts. Florida markets also see heavy discounting due to rising insurance costs. In contrast, California and New England metros experience rapid sales, low inventory, and frequent bidding above asking prices. Upstate New York offers affordable, fast-selling homes with limited supply, while Raleigh, NC, shows the sharpest market slowdown nationally.

Dallas Home Prices: What Buyers Should Watch
In Dallas, ~26% of listings had asking-price cuts in the four weeks ending September 20, placing the metro among markets seeing the most reductions.
That share was ↑~1 point yearly, signaling more sellers adjusted expectations as Dallas moved deeper into a buyer-friendlier market during 2026 recently.
The national 30-yr fixed mortgage rate moved above 7% in Late-Q3 and was near mid-7% recently, raising borrowing costs for Dallas-area buyers.
An economist said many homes were lingering on the market, prompting some Dallas sellers to cut prices as they adjusted to current financing realities.

Buyers Enjoy Affordable Prices on New Homes Nationwide
New construction homes in the U.S. now offer better value per square foot than existing homes, with a national median of $205 versus $212 for resale properties. This shift is most notable in high-supply Sun Belt markets like Austin, Raleigh, and Tampa, where new homes sell at significant discounts. Elevated new home inventory has led to price cuts and incentives, while existing home supply remains low, keeping resale prices high.

Dallas Leads the New-Home Market
Dallas continues to set the pace as the nation's largest new-home market, with more than 43,000 annual closings—even as we move through 2026 and face the same affordability challenges seen across the country. As someone who supports clients through every stage of buying, selling, or investing in DFW, I’ve seen firsthand how builders are responding: more attainable homes are hitting the market, with a growing share of closings on lots less than 50 feet wide and properties under $400K showing impressive staying power.
One reason our market stays resilient? Dallas’s labor market has weathered recent headwinds. While job growth has slowed, unemployment remains low, which has helped stabilize housing demand. The long-term drivers that I always highlight for clients—steady population growth, abundant developable land, and a robust pipeline of new homes—remain strong, supporting confidence in the market even when conditions feel unpredictable.
Still, builders are approaching new supply with more caution: annual housing starts dropped over 13% year-over-year in late Q2, and closings saw a double-digit decline. Shifts in immigration and job growth will be important to watch, since they influence both the labor force and future housing demand. In every market cycle, my goal is to help clients make informed, strategic decisions—whether you’re relocating, investing, or searching for the right community and long-term value here in Dallas.

Dallas Home Repairs Test Affordability
As someone who’s spent years guiding DFW clients through every step of homeownership, I know that affordability is about much more than just the list price or a monthly mortgage. In Dallas, major repairs—think roofs or HVAC systems—can make a significant impact on what’s truly manageable for homeowners. Recent analysis showed that home-price appreciation doesn’t always reflect the real cost of maintaining a property. For example, a roof replacement in our area can represent nearly 20% of the local median household income (around $70,500). That’s a big consideration for anyone buying, selling, or investing here. What really matters? Income gives a clearer picture of whether those big-ticket repairs are feasible than rising home values or headline price gains. Whether you’re a buyer, current owner, or lender, it’s smart to weigh maintenance risks and income together to ensure homeownership stays enjoyable and sustainable. My approach has always been to help clients see the full picture—so you can make confident, informed decisions for the long term.

We’re seeing a shift in new home construction across the U.S.—permits are now 19.4% lower than pre-pandemic levels, and this trend has continued for 44 months straight. In my work across the DFW metroplex—whether you’re buying, selling, or investing—I keep a close eye on these shifts, collaborating with trusted lenders and construction experts to protect your interests and find the right opportunities. My goal is always to help you navigate these market changes with clarity and confidence, whether you’re a first-time buyer or a seasoned investor.

Texas Draws $4.8B in International Home Buys
International buyers have made a remarkable impact on the Texas real estate market, investing $4.8 billion and acquiring roughly 7,800 properties over the past year. While national activity slowed, Texas transactions actually grew by about 4%, confirming the state’s ongoing appeal to global buyers. The median price paid by international purchasers was $375,000—higher than the statewide median of $334,000—and their activity accounted for nearly 2% of all existing-home sales in Texas, outpacing the national average. Our state’s diversity is on full display: buyers from Mexico led at 35%, with India at 14% and China at 9%, illustrating the broad spectrum of demand. Affordability was a key driver, with nearly 60% of these sales in the suburbs, 80% as detached homes, and 40% paid in cash. Texas attracted about 12% of all international home purchases in the U.S., despite added restrictions for some. Having spent over a decade guiding clients in DFW through both residential and commercial landscapes, I’ve seen how international interest adds unique energy—and opportunities—to our market. Whether you’re relocating, investing, or seeking long-term value, understanding these trends is essential for making informed, confident decisions.
